Contracts & Rights – What You Need to Know as a Tenant in the Netherlands

Types of
Tenancy contracts
Fixed-term contracts are the most common. They have initial terms of one to two years with a one-month notice on both sides. However, agreements can be shorter or longer. If you plan to move to Amsterdam for example, it is illegal to rent a home or apartment for less than six months without a license.
Indefinite tenancy agreements are considered rolling contracts that have initial set periods and aren’t always renewed.
Tenant rights
Dutch rental law favours the tenant, and landlords have fixed processes to dispute rental increases and rents. Landlords cannot evict without a good reason. Generally, tenants are required to:
- Pay rent and other monthly fees agreed upon
- Follow the house rules in the contract
- Pay for repairs of damage caused by the tenant
- Pay for minor repairs (replacing showerheads and light bulbs)
- Give the landlord access to carry out inspections and repairs with sufficient notice
