What is AN APPRAISAL?

property from a certified appraiser. These professionals must:
- Be independent – they cannot be linked to the buyer or seller
- Have knowledge of local circumstances – they must live within a specific distance from the property being appraised, which is anywhere from 10 to 20 kilometres
- Have experience and training – you must use a certified appraiser, and they must complete specific training and have experience in real estate
What Does the Appraiser Do?
An appraisers primary job responsibility is to provide you with an accurate valuation of the property and checking it for any problems. They often spot leaks, damage to the structure, and many other issues that you would not notice because you are not trained on what to look for.
In a sense, the appraiser will tell you if the house is worth what the seller is asking. They do that by checking for issues and giving you an idea of how much repairs might cost. These professionals also help you determine when the systems may require maintenance to prepare you for those expenses.
